As part of our standard purchase conveyance, we:

  • Prepare contract document or peruse those drafted by the selling agent. 
  • Obtain all relevant searches relating to your conveyance i.e Title Searches, Main Roads, Land Tax, Rates and Water Meter Readings. 
  • Obtain all additional searches that are related to a Unit conveyance i.e. Body Corporate information
  • Witness your Mortgage documents. 
  • Liaise with you and/or your lender/lender’s Solicitor to arrange settlement funds

M.G. Crawford & Co Lawyers know how important it is for our clients to have a Will and/or Enduring Power of Attorney (EPOA).  We offer a Discount Voucher to our clients when we act in relation to the sale or purchase of a property.

A Will is one of the most important documents that you will need in your lifetime.  The document will instruct your Executors how to deal with your property and your personal requests/wishes in the manner you want.  If you die without a Will (referred to as “intestate”) you lose the opportunity to give directions as to how your Estate is to be distributed. 

An EPOA is a legal document where you appoint somebody (up to three persons) to make decisions on your behalf for personal, health or financial matters so that, in the event you become unable to do so yourself, your affairs can be taken care of.  An EPOA ensures that your requests/wishes are carried out and that your best interests are considered at all times. 

An Advance Health Directive (AHD) is a document where you set out instructions about your future health care in case the time comes when you are unable to make such decisions or to speak for yourselves.  They only come in effect when (and if) you lose either decision-making capacity or the capacity to make your wishes known.
